One of Nancy Pund’s earliest childhood memories is of her parents buying houses, fixing them up and selling them for profit. “I remember my mom cleaning houses and turning them over — she ran the business for my father,” says Pund, a salesperson with Family Realty of Central Florida in Orange City. “My parents owned several duplexes and an apartment building in New York, and they did extremely well.”
“My maternal grandfather was a veterinarian during the Depression,” adds Pund. “When he would work on farm animals and people couldn’t afford to pay him, he’d have them deed him some land. Then he would build homes on the land and sell them. When my father married my mother, he wanted to do the same thing. My father used to say, ‘There’s only so much property on earth, and supply and demand says that property will increase in value.’ It’s always been my dream to buy houses, fix them up and make money either by renting them out or selling them and buying a better house.”
That’s precisely what Pund and her husband, David, have been doing. “In 1993, we bought a foreclosure home for $1,200 down, and the VA held the mortgage,” says Pund. “We’ve rented it quite successfully all this time.” She and her husband recently sold that house for three times what they paid for it.
The Punds have bought 10 houses in 12 years, including the one they live in. “We’re also thinking about buying homes in Augusta, Ga., which is one of the most affordable places to buy investment homes in America.”
Reasons to Believe
According to Dolf de Roos, a professional real estate investor and author of numerous books on the subject, investing in property could be a real estate professional’s ticket to financial freedom. “Almost without exception, the rich either made their money through property or held their wealth in property,” says de Roos. “When people retire, what’s their biggest asset? Is it their stamp collection? A collectible car? Stocks? No — it’s their home. When you invest $100,000 in stock, your portfolio is worth exactly $100,000. Why? Because whether you’re in Orlando, New York, Taipei or Peru, you pay the same price as everyone else. And, what can you do to increase the value? Nothing. You’re gambling that it will go up.
